As a Property Manager, you will be responsible for ensuring compliance with LIHTC program regulations, maintaining excellent tenant relations, maximizing property occupancy, and implementing effective property management strategies.
Responsibilities:
LIHTC Compliance:
Maintain a thorough understanding of LIHTC program regulations, including income qualification, rent restrictions, and documentation requirements.
Ensure that all LIHTC properties comply with federal, state, and local regulations, including annual certifications, tenant eligibility verification, and reporting.
Collaborate with internal and external stakeholders, including tax credit agencies and auditors, to address compliance-related issues and implement corrective actions when necessary.
Conduct regular internal audits to ensure adherence to LIHTC guidelines and maintain accurate and organized records.
Property Operations Oversee the day-to-day operations of LIHTC properties, including leasing, rent collection, maintenance, and tenant relations.
Implement effective marketing strategies to attract and retain qualified tenants for LIHTC units.
Conduct thorough tenant screenings, income verifications, and move-in/move-out inspections in compliance with LIHTC program regulations.
Coordinate and supervise property maintenance and repairs, ensuring timely resolution of tenant maintenance requests and maintaining property aesthetics.
Develop and manage property budgets, monitor expenses, and implement cost-saving measures while maintaining the quality of property management services.
Tenant Relations Foster positive tenant relations by promptly addressing tenant concerns, resolving disputes, and ensuring a safe and respectful living environment.
Organize and facilitate regular tenant meetings, community events, and educational workshops to promote tenant engagement and satisfaction.
Provide clear and accurate communication to tenants regarding lease terms, program requirements, and community policies.
Reporting and Documentation Prepare and submit required reports, documentation, and certifications to tax credit agencies, auditors, and other relevant entities within specified deadlines.
Maintain accurate and up-to-date records, including tenant files, lease agreements, inspection reports, financial records, and correspondence.
Generate periodic reports for property owners and senior management regarding property performance, occupancy rates, income and expenses, and compliance status.
Qualifications:
Demonstrated experience in LIHTC property management or affordable housing management is highly desirable.
Thorough understanding of LIHTC program regulations and compliance requirements.
Knowledge of property management principles, practices, and procedures.
Excellent organizational and multitasking skills with the ability to prioritize tasks effectively.
Strong interpersonal and communication skills to interact with tenants, staff, vendors, and regulatory agencies.
Proficient computer skills, including property management software and Microsoft Office Suite.
Attention to detail and strong analytical abilities for accurate record-keeping and reporting.
